About ListPrep

Most homeowners have no idea how much value is sitting inside their walls. Home value tools tell you what your home is worth — none of them tell you what it could be worth, or exactly what to do about it. That's the gap ListPrep exists to close.

What we do

ListPrep shows homeowners their home's value today, its potential value after the right improvements, and a ranked plan of the projects that close the gap — with real local costs and returns. When a homeowner asks for help doing the work — or for a great agent when it's time to sell — we make the introduction.

How we're different

Every estimate starts from real market data — recent comparable sales and property records — then gets sharpened by what only the homeowner knows: the home's actual condition. The result is a number you can act on, attached to a plan that tells you where every dollar of improvement goes.

Where we operate

Home value estimates draw on market data from across the country, and we focus on greater Seattle and Washington, where our data runs deepest — see the full list on our home values page. If we can't generate an instant estimate for your address yet, our team builds your report manually and emails it to you. Our bench of local pros and agents grows city by city — if nobody great covers your area yet, we say so instead of pretending.

How your information is handled

Your report is free, and we're straightforward about why: if — and only if — you ask to be introduced to an agent or a local pro, we share your info with the one professional who takes your request. We never sell your information as a marketing list, and if you say "no thanks," nobody contacts you. Details in our privacy policy.

A note from the founder

I started ListPrep in Seattle after watching people I know sell their homes for less than they could have — not because they didn't care, but because nothing told them which two or three projects were actually worth doing before listing. Every value tool stops at a number; the number is the least useful part. ListPrep exists to answer the next question: what would make it worth more?
